Land with huge potential

Great opportunity to renovate this English owned old stone farm house with it's beautiful cobbled courtyard and fantastic south facing view over the northern end of the Bay of Kotor. The existing house is about 171 mē (8+111+52) on an urbanised plot of land 890 mē.

We have permission to knock down the existing villa and replace it with a modern villa. This is our Concept plan (may take a short time to load) designed by Enforma of Kotor of what could be built. The concept plan is for 3 en suite double bedrooms and a separate apartment. Also in the plan is a gym, sauna and jacuzzi, wine cellar and infinity swimming pool which takes advantage of the amazing view.
Nikola from Enforma has told a story in designing the new villa by incorporating the old with the new, using the existing old cobbled courtyard and using the old stone to build the modern villa.

The villa is approximately 450 metres from the seafront in the village of Risan. 

A few points in the Urban Plan for the village of Risan are;
  • The urban plan will allow for a house, apartments or rooms for rent to be built on the land.
  • Maximum of 3 floors, attic height 1.20m, with cellar underneath.
  • Max size of the footprint is 150 mē.

The village of Risan is the oldest in the Boka region dating back to the 3rd Century BC and was a sea faring town and work shop centre for the Illyrian State.

When the Romans came to Risan they built Palaces with the best Greek marble and decorated with amazing Sculptures and Mosaics. Risan still has these today one is ofThe God Hypnos ( God of Dreams) and is the only one in the World.

Risan faces south and lies on the northern end of the Bay of Kotor surrounded on three sides by mountains. Today Risan has a large market on a Sunday in the old market square spilling out on to the street and a few stalls every day selling fresh produce a lot is local organic produce, fruit, meat,cheese, honey... There are several nice beaches and coffee bars along the waters edge along with a  restaurant serving traditional Montenegrin dishes and at least one other Konoba which has seats out in the market square in the summer months. Shops include a supermarket, post office, bread shop/ take away, clothes shops and other small shops.
